RETAIL MARKET
The Calgary retail leasing market has remained strong throughout 2002. With a combined 4.7% vacancy rate on just over 23,000,000 square feet of inventory, Calgary s vacancy continues to be among the lowest in Canada.

In the northwest quadrant, vacancy is relatively stable at the 4% mark, whereas the northeast and southeast areas are hovering in the 9% range. Neighbourhood retail centres have fared the best with an average lower rate in the low 3% range. This trend shows the strength of retail in the northwest, where typically the demographics are stronger than in the eastern quadrants.

The Calgary retail investment market has also improved above market expectations in 2002. The number of transactions year- to-date has increased 32% from 2001 and total volume is up almost 200%.

LOCATION
Northmount Village is situated in Calgary's affluent northwest district of Cambrian Heights. The community was established in the late `50s and has maintained a median household income above Calgary's average of $45,000 per household. The shopping centre is located at the busy intersection of Northmount Drive and Cambrian Drive, a half-block from 14th Street.

City census figures show that Calgary's population grew to 922,315 in 2003, a 9.5% increase since 1999.

Calgary is one of the fastest growing cities in Canada. Its population has jumped by an average of approximately 25,000 people annually for the last three years. Calgarians enjoy a per capita income that is 25% above the national average.

Calgary is now classified as a major Canadian head office city, with more than 200 head offices based there. It has one of the lowest unemployment rates of any major Canadian city.

It is now developing a strong manufacturing base. In 1997, export taxes on manufactured goods exceeded oil and gas royalties for the first time.

The city is known for having the largest concentration of research facilities in western canada, and for being the home of more than two-thirds of Alberta's advanced technology companies.
