 DESCRIPTION

  •      Located in the Ellerslie subdivision in southeast Edmonton on the north side of Ellerslie Road.

  •      The plaza is situated just to the west of the intersection of two major thoroughfares, Ellerslie Road and 91 Street SW which allows for excellent exposure.

  •      The Plaza is located on the north side of Ellerslie Road and is accessible when driving both eastbound and westbound.

  •      The property consists of 4 free-standing, single-storey buildings positioned on a site that offers ample parking.

  •      The property is leased to a good mix of national and local tenants that include ATB Financial, KFC/Taco Bell, Quizno’s, UPS and Second Cup.

  •      Construction: Structural Steel framework.

  •      Foundation: Cast-in-place concrete piles with concrete slabs on grade.

  •      Exterior:  The exterior cladding is a mixture of stucco and brick slate. Glazing units are aluminum storefront and double glazing.

  •      Roof:  Assumed to be built-up asphalt and gravel.

  •      Landscaping: The landscaping is a combination of adolescent and mature deciduous trees and manicured lawn.

  •      HVAC: Gas fired electric cooled rooftop units. A minimum of one rooftop unit has been provided for each business. 

NEIGHBOURHOOD

  •      Located in the Ellerslie Subdivision which is situated beside both the Ellerslie and Summerside residential neighborhoods in southeast Edmonton.

  •      Summerside and Ellerslie are 2 of the fastest growing neighbourhoods in Edmonton with population increases of 272% and 122% respectively, since 2005.

  •      The immediate area along Ellerslie Road has developed into a strong retail corridor with numerous notable tenants such as: Rexall, Starbucks, Shoppers Drug Mart, Tim Horton’s, RBC, TD, Scotiabank, CIBC Bank and Bank of Montreal (BMO).

  •      Significant traffic generators in the area are the numerous new industrial and office developments.  Gateway Business Park is a new industrial site located south of the property that features over 300,000 SF of warehouse space.  Notable industrial tenants in the immediate area include Consolidated Gypsum, Schlumberger and northwest Hydraulic Consultants.

  •      Another traffic generator will be the future Northern Alberta Institute of Technology (NAIT) campus site to the southwest of the property.  The plan for the campus, which is situated on a 151-acre parcel of land, is estimated to be home to about 12,600 students by 2016.

  •      A number of hotels are located just minutes away to the west along Ellerslie Road and include a Best Western Inn, a Sheraton Hotel, a Hampton Inn and a Sandman Hotel.

  •      The Market at Summerside is located directly south of the subject property.  The Market at Summerside is anchored by a new Save-On Foods (scheduled to open in early 2010) and Shoppers Drug Mart which will help attract consumers to the immediate area.  This site also features 2 national banks, a liquor store and a telecommunications tenant among others.

  •      Ellerslie Crossing is a retail site located to the west of the subject property at the northwest corner of Parsons Road and Ellerslie Road.  This centre is home to 2 gas stations, a liquor store, 2 national banks and a Tim Horton’s amongst others.
